Sinclair Knight Merz and the Aboriginal Co-ordinating Council (ACC) have developed an award winning Housing Management System (HMS) which is a purpose built computer program with applications in property and tenancy management.
The HMS brings together an enormous amount of information held in a variety of formats, such as hand written lists, word files, photographs, warranties, invoices, rent receipts and records, to name just a few.
The primary benefit of the HMS is that it not only fulfils the needs of Communities or Organisations, but also has application for all community housing organisations across Australia. Some of the many benefits identified by users are that the HMS:
- assists significantly with the compilation of Housing and Infrastructure needs assessments;
- assists in making funding submissions;
- assists in the development of business plans and effective integrated arrangements for sound financial, asset and tenancy management;
- increases the level of community accountability;
- establishes operational and reporting systems across the major areas of property and tenancy management;
- improves rent revenue;
- improves property and upgrade practices;
- improves cost recovery in cases involving tenant's damage;
- provides improved and fairer methods of waitlist management;
- increases community capacity to fulfil legal and ethical requirements as lessors;
- promotes self determination;
- promotes a culture of asset management; and
- provides health as well as housing benefits.
